Water damage describes a large number of possible losses caused by water intruding where it will enable an attack of a material or on a system by destructive processes such as rotting of wood, growth of bacteria, rusting of steel, de-laminating of materials such as plywood, and many others. The damage may be slow and minor such as water spots that could eventually deconstruct a surface, or it may be instantaneous and catastrophic. However fast it occurs, water damage should be taken seriously and be cared for appropriately.
Insurance policies may not always directly cover some water damage or water damage restoration, or so it seems. This is due to the fact that just a few inches of water can cause tens of thousands of dollars in damage. However some common causes of water damage are dishwasher pipe breaks, sink leaks, shower pan leaking, overflowing toilets, washer machine hose breaks, slab leaks, and roof leaks. An after effect of these problems can be mold, bathroom vanity swells, cracks, delaminating, baseboard separation, tile de-bonding, carpet discoloration, paint bubbles and peels, wall or ceiling stains, and wet insulation. To be proactive and keep a safe property condition, you should perform a water damage check under all sinks for strange and peculiar smells, water stains or swelling, also look around the ceiling for color changes or cracks, look around the A/C unit in the closet for any moisture or discoloration; be sure to do the same for the laundry room, around the water heater, and walls (including baseboards) and the floors.
Water that causes these types of damage can be broken up into three categories. Category 1 is clean water and can be classified as water that does not pose any health risks. Category 1 water usually comes from appliances that are connected to water supplies. Category 2 is water that is commonly referred to as grey water and often contains chemical or biological contaminants that can cause sickness. Grey water can come from urine water in toilets and water overflowing from washing machines or dishwashers. Category 3 is water or black water which poses serious health risks after exposure. Black water often contains harmful bacteria and comes from very contaminated water sources. Sewage, river water, and standing water are all considered black water regardless of the clarity or color. The Category of water can change as well due to the length of time is has been exposed.
After determining the category of the water that created the water damage, it is then sorted into classes that determine the damage. Class 1 refers to water that has only affected a portion of an area in a home or a large area in which the materials have absorbed small amounts of moisture. There is usually very little moisture accumulation on carpeting, rugs, or other absorbent materials. Class 1 can be summed up as the least amount of water absorption with the slowest rate of evaporation. Class 2 occurs when water has affected a whole room including carpeting, fabrics, and when it has seeped no more than two feet up the walls. Class 2 has a faster rate of evaporation. Class 3 deals with when water mostly comes from above and affects everything in the room or house including the ceiling, walls, carpeting, and insulation. Class three has the fastest rate of evaporation. Class 4 involves special drying situations with materials that are not very absorbent or porous such as wood floors and concrete. Dehumidifiers are generally needed in order for efficient drying. You should always use a licensed, restoration certified contractor to assist you with the mitigation of your home and your damages.
